Small Spaces – BIG IDEAS!
With more clients downsizing or acquiring second homes in high-rises and townhomes, I’ve embraced the challenge of maximizing function and style in tighter spaces. Though it was a bit daunting at first, I’ve grown to love it!
Many homes I’ve worked in have at least one or two leftover spaces the builder labeled as “bonus rooms” or “flex spaces.” These often become awkward offices or junk rooms filled with leftover furniture. What a waste! These rooms can be fabulously unique and incredibly functional spaces. Much like powder baths, their petite and somewhat secluded nature encourages clients to go bold and have fun with the design.
In a recent project in a three-story townhome, I found a similar opportunity. Here are three fantastic ways I transformed a primarily unused study with an existing built-in and two points of entry:
Option 1 – Media/Gaming Room
Given this space is on the third floor next to the primary bedroom, my initial thought was an intimate media room, perfect for gamers too! I chose a masculine and moody color palette to create a cozy, immersive experience.
Sticking with mid-century aesthetics, I used multi-functional sections. The ottoman and accent table can easily be rearranged, and the sofa houses a trundle bed, turning the space into a guest room when needed. The built-in desk adds extra workspace and storage!
Option 2 – Collaborative Workspace
Many of us end up working at the kitchen island or on the sofa while the study goes unused. This reimagined workspace is perfect for two or more. Despite the cozy space, it comfortably houses an 84” partner desk with plenty of room to spread out.
We replaced the built-in desk with a bookshelf featuring hidden storage at the bottom, perfect for a printer or files. This concept works for every family member, including the furry ones.
Option 3 – Game Room
This wasn’t my first time creating a mahjong room, and it won’t be my last! Here, I went classic and whimsical, starting with botanical wallpaper featuring pops of olive green. I extended this theme to the ceiling with coordinating grasscloth.
A central game table and chairs make a fabulous gaming space. By swapping out the workstation for a built-in dry bar, the room can double as a wine room or a cozy hangout spot. Playing with textures and patterns, I love how cozy and inviting this room feels!
